Our dedicated Institutional PRS and Build to Rent team offers strategic management and letting services for the rapidly developing Private Rented Sector in Poland. We work in co-operation with investors and developers to provide effective strategies to deliver high quality tenants and minimise voids.

From the outset our team will oversee the correct preparation of the object, offering consulting on fitout, design, local market demands and pricing. We will organise a direct marketing campaign to attract tenants through a strategic online campaign, combined with localised media channels. Through our branded brokerage, Hamilton May, we will also plug in your investment into a large real time database of letting enquiries, a network of agencies and an established social media audience to give your property maximum exposure.

To secure the landlord we advise on draft tenancy agreements and legal documentation. Furthermore, prospective tenants are put through a pre-lease vetting process and presented to the landlord for approval.

On signing a new lease, the tenant is handed over to Hamilton’s property management team, which take the same proactive approach to tenant management. The key to success of buy to rent schemes is the satisfaction of the tenants, who naturally stay longer in well managed properties. Every tenant is provided with a 24/7 point of contact to ensure their needs are met during the tenancy.

What’s more, tenants are provided with an online platform, using our state-of-the-art property management software, providing them with full visibility of their outstanding liabilities and other useful tools to make their stay more convenient. From the investors perspective our systems provide full reporting on each property giving the landlord full visibility of their portfolio and streamlining the reporting process for accounting purposes.
